Deadlines Are Coming

Waiting to buy a home may cost you thousands.

The office of Housing and Urban Development (HUD) are making changes for loans guaranteed by the Federal Housing Authority (FHA).

On April 5’th, the cost of required up-front mortgage insurance for loans guaranteed by the FHA will increase from 1.75% to 2.25%.  For a borrower purchasing a $200,000 property with 3.5% down ($7,000), the cost would go from $3.377.50 to $4,342.50, which is an increase of $965.

Later this spring, seller-paid concessions will go from 6% to 3%, reducing the amount that a buyer may receive from the seller in sales proceeds by half.

A buyer must be entered in a binding contract by April 30,2010 to benefit from the home buyer tax credit.  The buyer has until June 30, 2010 to settle on the purchase.

To avoid these costly changes that lie ahead, submit all FHA mortgage applications by the last week of March.
